BLOG POST - Stage Your Home for a Fast Sale

People always ask me, "why is my house not selling?" My first response is, have you staged your house to what buyers are looking for, not what you want?

The key to a fast sale, besides location, is how your house looks. Here are a few short ideas to help you sell your home.

1) Curb Appeal:
Everyone has heard of curb appeal; however, many people don't realize how important it really is. If you bushes are overgrown or your lawn is dead, chances are you will turn away many potential buyers. Spend a few dollars on fertilizer, plants and water to make sure the front yard it green and full of life.

Something else that makes a huge impression is the front door. Yes, that's right, the door. People always get a good look at the door before they enter the house. If the door is old, worn out or plan ugly, you will have trouble. Buy some paint or stain and make sure the door looks new. The hardware (Handles and locks) should be polished or replaced as well. Besides the door, make sure there is plenty of light to brighten up the place.

2) Build a Porch or Patio:
People like places to relax. Where is a better place to enjoy your home other than a porch or patio? This does not require a contractor or lots of money. With a little labor and supplies, anyone can build a peaceful place to relax. Not to mention, this adds value.

3) Create an Outdoor Room:
Even in extreme climates, people always find time to be outside. An outdoor room is a great place to socialize with freinds and family or just a place to sit and watch the kids play. An outdoor room does not have to be extravagant, it just needs to look nice and be attractive.

So, when looking to sell your home, don't just spend your time and money on the inside. Think of the outside as well and picture yourself there relaxing and enjoying your new home.
